How Experts Explain A Home’s Cost vs. Price

What is the cost of waiting to buy or sell a home? Simply put, your MONEY.

Today, February 4th, Keeping Current Matters (KCM) wrote a blog called “The Difference Between A Home’s Cost vs. Price.” I would like to share a few high points from the blog that I found to be most beneficial to my readers.

1. The two main factors that determine a home’s “cost” are the home’s appreciation over time and the interest rate at which a buyer can borrow. Simply put, it is the “cost of waiting.”

2. Interest rates are expected to appreciate to 4.5% by the end of 2015. Meaning, if you buy now, your monthly payment will be less than if you buy in the 4th quarter of 2015.

Lowest Rates Since June 2013

Everyone knows, mortgage rates are low. But how low are they really and what does this mean for home owners?

According to Tony Guaraldi at Guaranteed Rate, “Today is the best rate we have seen since June 2013 and approximately 1/8-1/4% rate to the all time low.” This is great if you are in the market to buy a home or thinking about refinancing. Lou Barnes of Premiere Mortgage Group wrote an article called “Why Mortgage Rates Are Defying Expectations and Falling as Recovery Strengthens.” He believes that any refi that recaptures costs in 18 months or less is worth doing. It’s About Time! – New Home Product Technologies from CES

I always get excited for this time of year! If you didn’t already know, this past week, thousands of the world’s gadget manufactures gathered to show off their ware for the coming year at the largest consumer electronics show in Las Vegas, International CES.

Below is a list of five advances in home products brought to you by CES. This information was taken from John Thompson, our Chief Operating Officer at Intero Real Estate. 

1. Alba, by Stack – The world’s first responsive light bulb will automatically turn on when you come in the room, wake you up in the morning, adjust as the room gets brighter, and saves you energy.  Read More

2. Edyn – A smart garden system that monitors and tracks environmental conditions. The garden sensor monitors your soil and environment and gives you tips on what to plant when and what fertilizer to use. The water valve connects to your hose to track your soil moisture helping you water your garden more efficiently.  Read More

3. Kitchen Screen – Keeps track of what groceries you need and then shop for more items. When you’re running out of something, just wave the near-empty packet or carton in front of the screen and it will read the barcode and add the item to your grocery basket. Read More

4. LilyPad, by Vigilant – The first smart Wi-Fi pool thermometer and UV sensor connected to your phone or tablet. Worried the water’s too cold at the pool? Or that the kids are getting to much sun exposure?  LilyPad will keep track of both of these for you while you’re having fun in the sun this summer.  Read More

5. Works with Nest – Nest, you know that great little device that brought us the Nest Thermostat and Nest Protect, announced their integration with a variety of other devices including Whirlpool, Dropcam, and Philips hue.  This integration, which we’re really excited about, helps your home be more thoughtful and conscious.  Read More

Real Estate Market in the Bay Area- A Flash in the Past. A Peek in the Future.

This year’s trends are predicted to be more of the same. Home prices will continue to rise but not as aggressively as seen in years past. Inventory may increase a bit, in part from new developments being built and sellers cashing out of the Bay Area. There is still a significant amount of hiring going on in the area which will in turn bring more buyers. We will continue to see healthy appreciation but not potentially in the double digits.

Below is a chart I created of San Mateo County and Santa Clara County sales statistics from 2013 and 2014. As shown, due to limited inventory, the number of sales has decreased a small percentage in both counties. However, the average sales price has significantly appreciated from 2013 to 2014. In addition, homes on the market have been selling at a faster rate.

Lawn Flip for Rebates

The rain is finally here! But how long will it last and will it be enough to get us out of the drought? Researchers say no.

The everlasting drought we have been experiencing these past few years has gotten people’s attention and as a result homeowners have taken action to make a difference.

Santa Clara Water has extended its landscape rebate program until June 30, 2015!

The rebate program is designed as an incentive to convert water-guzzling lawns and pools into gardens that feature plants that are more appropriate for the local Mediterranean climate, chosen from a widespread, approved list.

Does this make you think about improving your landscape and saving water? If so, here is what you will need to do next.

Simply make an appointment for a preinspection survey. Homeowner’s must have the preinspection prior to the start of the project- very important! A water district representative will visit your garden to determine whether you qualify. They will take measurements of the lawn or pool, check irrigation and let you know if you are eligible.

Here are the requirements to qualify for the rebate:

  1. At least 50 percent of the area must be covered by the approved plants (calculated at their mature size).
  2. Irrigation must be converted to drip.
  3. All nonplanted area must be covered by mulch (includes gravel, not only wood-chip types).

If you meet these requirements, the rebate rates are $2 per square foot for most cities in Santa Clara County and a staggering $4 per square foot in Palo Alto for qualifying lawns. Even lawns that homeowners have let go dry may qualify!

While cruising the web, I came across an article on HGTV’s website called “Kids’ Thanksgiving Table.” It has a few creative/cute ways to making Thanksgiving dinner all the more fun for the kids!

I don’t know about you… But I know I will be covering the kids table with brown craft paper. What a great idea!
